When you rent a flat, you not only pay the basic rent, but also ancillary and operating costs. How do I read the statement of operating and ancillary costs? Which costs are actually included? You can find answers to these questions in the following documents.

Of course, you are also welcome to visit us in person during our office and opening hours and let us know your concerns. So that we can process your enquiry quickly, we need your full first name and surname as well as your rental account number and details. Your rental account number consists of 4 blocks of numbers separated by a dot (example: 0480.0120.0221.10). You can find your rental account details in your rental agreement or your utility bill.
A statutory cancellation period of three months has applied since 2002. If the tenancy agreement refers to the statutory notice period, this period applies. Notice of cancellation must be given in writing. Cancellation by e-mail or verbally is invalid. The written notice of cancellation must be received by your landlord by the third working day of the month in order for it to take effect at the end of the month after next. Please ensure that all persons named in the tenancy agreement sign the notice of termination and that the notice of termination is received by bauverein AG in good time. The date of receipt of the letter is decisive for the cancellation period, not the date of dispatch or the postmark - so please send it in good time.
Nothing is more individual than the perception of noise. What you don't perceive as noise can be perceived as disturbing by other people. "Live and let live" is still the basis for good coexistence and a functioning and understanding household community. Unfortunately, the reality is sometimes different. Despite all understanding and tolerance, it can happen that it is no longer possible to reach an amicable agreement between neighbours on the subject of noise. For this reason, bauverein AG offers its tenants in the urban area of Darmstadt (excluding the DA-Wixhausen district), in Griesheim and Pfungstadt the noise telephone service. The professionally trained noise telephone advisors are available daily from 20:00 - 24:00 on (06151) 2815 599 and can also come to your home if required. This service is free of charge for our tenants. Further information on the noise hotline can be obtained between 7.30 a.m. and 4 p.m. by calling (06151) 2815 498.
The keeping of animals is fairly regulated at bauverein AG. Small animals such as hamsters or tortoises may be kept in the flat without permission as long as their numbers remain manageable, they do not cause any damage and do not disturb the neighbourhood. The situation is different for dogs and cats - these animals must be registered with bauverein AG and require express written authorisation.
The majority of bauverein properties are equipped with SAT systems and/or cable TV. It is not permitted to set up or install your own SAT systems. If you have any questions regarding TV reception, please contact our Service Centre. Telephone: (06151) 2815 444.
By separating your waste correctly, you not only make a big contribution to the environment, you can also save money in a very tangible way. Because if waste other than that intended is disposed of in the yellow or blue bin, additional costs are incurred. You pay these as a tenant. You should therefore dispose of plastic packaging in the yellow bin and your paper waste in the blue bin. Packaging made of plastic, tinplate, aluminium, composite materials and polystyrene should be placed in the recycling bin. Newspapers, magazines, paper and cardboard packaging belong in the paper bin.

House cleaning in bauverein AG properties is either carried out by the tenants themselves or an external cleaning company is commissioned to clean the communal areas.
If a housing association decides to have the house cleaning carried out by a company, this can be requested from the landlord responsible - with the written consent of all tenants.
Properties with private house cleaning:
The common areas are cleaned weekly and alternately by the tenants on the same floors. This involves cleaning the corridor on their own floor, stairs, banisters and windows in the stairwell down to the floor below as well as corridors and forecourts. Each tenant is obliged to clean the house on a small regular basis (weekly in rotation with the neighbouring tenants) and (depending on the property) on a large scale. A rota, which is displayed on the notice board or in another clearly visible place in the building, regulates which tenant's turn it is and when.
Properties with commercial house cleaning:
House cleaning is carried out by an external company on a weekly basis. The costs for this are allocated to all tenants as part of the utility bill. In order to ensure proper house cleaning for the residents, the work quality of the cleaning companies commissioned is checked at regular intervals. To this end, unannounced inspections are carried out in the properties and the companies are also obliged to send weekly performance reports to bauverein AG's facility management.

In the event of a fire or explosion, please call the fire brigade directly on 112. In the event of a technical emergency, such as a burst pipe or pipe blockage, if the flat is without electricity or there are problems with the heating or water supply, please call the bauverein AG Service Centre on (06151) 2815 444.
In emergencies outside the normal business hours of bauverein AG, you can contact the company Sicherheitsdienst Conrad GmbH by telephone. They will organise all the necessary steps for you. Telephone 0800-8 600 500 (free of charge).
Do you have damage inside your home or do you have a concern about your house or property/green space? Then contact our Service Centre directly. Phone (06151) 2815 444 or report the damage via "damage report".
Yes, you can generally leave the flat before the contractual end of the tenancy. However, your tenancy agreement will not automatically end earlier and the full payment obligation (warm rent incl. pro rata operating/ancillary costs) will continue to apply. Please note that you are still obliged to take care of the flat (especially heating in the winter months) and that you may also have to clean the house.
The earlier handover of keys alone does not automatically terminate the tenancy. The contractually agreed end of tenancy or a separate agreement remains decisive.
In the case of a privately financed flat, you can suggest interested parties. The landlord decides whether and to whom the flat is re-let as part of the regular letting process. There is no obligation to take on a proposed new tenant. The decision on re-letting lies with the landlord.
In the case of a publicly subsidised flat, special legal requirements apply. As a rule, it is not possible to propose a new tenant as the flat is registered with the respective city/municipality, which proposes authorised persons who meet the requirements for occupancy.
If a suitable new tenant is found at an earlier date, the tenancy agreement may be terminated prematurely, but this must be agreed with the landlord.

Yes, such private agreements are generally possible as long as no more extensive work has to be carried out in the flat before the new tenant moves in. However, they should be documented in writing and named to the landlord. If installations are involved that change the flat, this should also be agreed with the landlord.
The deposit is repaid after the tenancy has ended and any outstanding items have been checked. This may include, for example, the return of the flat, any claims and outstanding accounts. If there are no outstanding claims, 70 % of the deposit will be paid out within 6 weeks of moving out. The remaining 30 % will be retained until the last utility bill in the following year and then paid out/settled.
Yes, an appropriate portion (30 %) can be temporarily withheld if there are still outstanding (operating cost) bills or justified claims are to be expected.
You will receive a deposit form together with the cancellation confirmation. This must be completed in full with your current account details and sent to bauverein AG.
